The first step in the process is to have a Feasibility Tax Appraisal completed. The appraisal staff at Pack Appraisal Company will prepare a market analysis as a basis for determining the reasonableness of the "Current Year Actual Value" assigned by the Eagle County Assessors office. If you determine it is feasible to pursue an appeal, order a Tax Protest Appraisal!

A Tax Protest Appraisal will include a Summary Appraisal Report that utilizes the most accurate valuation methodologies available. This report will be filed with your appeal to the county assessor. Pack Appraisal Company will handle all of the details.

Scope & Report Development: The protest report will consist of a Summary Appraisal Report that is intended to comply with the reporting requirements set forth under Standards Rule 2(b) of the Uniform Standards of Professional Appraisal Practice (USPAP).

Due to time constraints, no inspection of the Property will occur in the development of this report. The Tax Protest Appraisal will be developed utilizing the Property Data on record with the Eagle County Assessors office. If the Client believes there may be errors in the Property Data, arrangements may be made to have the Assessor's office staffs personally inspect the property to determine if corrections are in order. Or, at the Owner's request, our appraisal staff may inspect the property.

Important Tax Protest Dates


May 20, 2007

Order Tax Appeal Appraisal services from Pack Appraisal Company by this date to receive the most economical pricing of our services. Price increases may be installed after May 16, 2007 due to the severe time constraints involved in submitting appeals by the May 30, 2007-deadline.

 

June 1, 2007

Don't Delay! If you want to file a protest, You Must Act Quickly! If your protest is not postmarked and mailed to the county by June 1, 2007 (or hand delivered in person by June 1, 2007), you lose your right to protest your assessed valuation for the 2007 calendar year. If you hire Pack Appraisal Company to prepare your tax appeal, we will deliver it to Eagle County by the above deadlines.



June 30, 2007

The Assessors office must provide a response to your appeal by the last working day in June. This value is known as the Notice of Determination. If you hire Pack Appraisal Company to prepare your tax appeal, we will also receive a copy of the Notice of Determination. We will notify you of the county's determination along with an estimate of the tax savings you have achieved. You will also be provided an estimate of the potential additional tax savings you can achieve if you are successful in achieving further reductions in a continued appeal.

 

July 15, 2007

If you are not satisfied with the assessor's decision, you must file a written appeal with the County Board of Equalization. Your appeal must be postmarked or delivered on or before July 15, 2007.

For an additional fee, Pack Appraisal Company will prepare and present your appeal at the County Board of Equalization (CBOE) hearings. This fee takes into consideration what additional supporting documentation (maps, photographs, supporting date & analysis) is needed to present your appeal at the CBOE hearings.

 

August 10, 2007

The CBOE's decision will be issued no later than August 10, 2007. If you are not satisfied with the decision, an appeal must be submitted to the District Court or to the Board of Assessment Appeals, or a request for Arbitration. The appeal must be submitted in writing no later than thirty (30) days after the CBOE's decision is mailed. Many owners receive the relief they are looking for from the CBOE hearings.
