Obtain the Information You Need for a Successful Tax Protest!

Is your property over-valued by the Eagle County Assessor?

Do you need the appropriate data to determine if the value assigned to your property is reasonable?

Look No Further! Pack Appraisal Company can provide you with the information you need to:

  • Analyze the accuracy of data the county assessor has on record for your property

  • Determine if the Actual Value assigned by the assessor is reasonable

  • Upgrade to a Tax Protest Appraisal and pursue a tax appeal.

Feasibility Tax Appraisal

If you have any doubts about the accuracy of the value assigned to your property by the County Assessor, order a Feasibility Tax Appraisal. The expert appraisal staff at Pack Appraisal Company will prepare a market analysis as a basis for determining the reasonableness of the "Current Year Actual Value" assigned by the Eagle County Assessors office. This information will help you determine the feasibility of an appeal. This will be a Limited or Complete Restricted Appraisal (dependent on your property type) that will provide you with a range of value for your property as of June 30, 2004.

We offer this service at a fixed fee as low as $95, allowing you to affordably determine if your property is overvalued and if it may be feasible to pursue an appeal.

For as little as $95,an experienced appraiser will prepare a market analysis to help you determine if your property has been overvalued by the county Assessor. That is a small price to pay for the opportunity to gain the peace of mind that you are not being over-taxed, and the potential to save $1,000's of dollars in taxes.

With this information, you are in a better position to make qualified decisions about pursuing a tax protest. If you believe an appeal makes sense, utilize our Tax Protest Appraisal.

How Much Can You Save?

Keep in mind that the 2007 Assessed Valuations are utilized in the calculation of your 2007 and 2008 Property Tax obligations. Any reduction in value achieved now will apply to your property taxes for 2 years. Therefore, the calculation of total tax savings should be considered over a two-year period. Find out the estimated tax savings per $100,000 reduction in value at our Free Quote page.

ACT NOW!

If you determine that your property has been assigned an excessive value by the county assessor, you need to pursue a protest in order to reduce your tax obligation. Every reduction in your assessed value results in a decrease in your property tax. Remember that you must submit your tax protest to the Eagle County Assessors office by June 1, 2005.

What Are Your Chances of Success?

Our program has grown considerably over the years, and we have always been quite successful in helping our clients determine the reasonableness of their valuations and the feasibility of pursuing an appeal. And, when an appeal is justified, our program has provided overwhelmingly positive results. During the 2001 valuation year, 60% of our clients achieved a reduction in their valuations resulting in an average tax savings of over $7,300. Our results from 2003 were even better!

Highlights of the 2003 Appeals Program Success!

  • 83% of our appeals resulted in a value reduction.
  • The average value reduction was $366,395, or 13.41% of the original value.
  • The average tax savings from an appeal was $4,664.
  • We also offered a Preliminary Opinion of Value service that alerted owners if their property was fairly valued and it was not cost effective to pursue a protest. This important step allowed these parties to back off their appeal before incurring additional costs. If you also consider these as successes, an 87% success ratio is reflected.

You can see that taking the time and expense to investigate and appeal the valuations assigned by the Eagle County Assessor can be quite profitable. As they say, a penny saved is a penny earned. Take the time to determine if your property is reasonably valued!
